What to look out for.

Start by establishing the main attractions of your property.
Work out which rooms and parts of your accomodation to feature; your most comfortable bedroom? your dining room? your luxury bathrooms? your beautiful gardens?
What times of day show off your property at its best?
What times cause the least trouble for your guests and also give the best time of day for the light. Check the way your rooms face and at what time of day the sun comes through. It's great to have some sunlight coming through a window and streaming onto a bed for example. Keep a note of this for the photographer. This will help him a lot.
Create a welcoming atmosphere.
The photographer will bring lighting to add to the room to control the contrast of the scene so that all the features can be seen but a lovely ambience is created. The dining room may be best filmed at night or in the evening if you want it to look warm and inviting. Plan the day so that the dining room is the last shot of the day.
Always try to include some good looking 'guests' (friends and family)
A couple having a romantic dinner, or someone reading the paper by the window at breakfast, or a friendly wine waiter offering his help, will show guests what they can expect to find when they visit, making it easier for them to imagine themselves staying with you.
Clean and Tidy
Make sure that all the rooms have fresh linen, flowers, wine, water, or whatever you supply in that particular room. Emphasise the cleanliness of all the rooms. Great photography is about attention to detail as well as capturing an overall impression.
